The Temple-Belton Board of REALTORS urges all members to stay informed, follow the guidance of the CDC, and comply to the fullest with any State or County restrictions being implemented.  During this unprecedented moment in time, the precautions being advised are crucial to keeping you, your family, and your clients safe, and slowing the spread of this fast moving virus. 


TBBOR is working with Texas REALTORS and local county officials to get clarification on Bell County’s announcement on Monday that it has issued a “Shelter-in-Place” Order.  Effective at 11:59 tonight, Bell County has restricted movement outside the home to activities it deemed non-essential.  Real estate, brokerage, appraising, lending, title, and property management are among professional services deemed essential; HOWEVER, site visits for the purpose of showing properties is prohibited.  See below for links to Directive 4 from Bell County, and Best Practices from TBBOR.


Please conduct business with only those NECESSARY to complete your task. Also, wash your hands. Video conferencing, digital signatures, etc. are encouraged when available.


Non-profit associations are not considered an essential business, therefore the TBBOR office will close and staff will be working remotely.  During regular work hours, we are available via email, Skype calls/messages, or leave a message on the office phone system and staff will be checking and returning calls.

Our inner lobby is secured and will be accessible to those who have closings/signings. Our receptionist is on hand to assist those who need to pick up/drop off anything. We have a triple daily sanitation policy in place for both the plant and the escrow side of operations. We are all available via phone or email and will respond as quickly as possible to needs.

We prefer the buyers to still attend the inspections; however we request that the not have anyone additional there. We will insist that the seller be gone during the inspection is it is at all possible. We will maintain a safe distance from the customer at all times during the inspection.  

If there is any indication the seller has been exposed we would expect the listing agent to make that information available to everyone and we will no perform the inspection until such time that the owner / tenant has been cleared by a health professional. The same would apply to the buyers.

Our front door is locked and drive through window is closed (we have a drop slot available). Scheduled closing appointments are instructed to call for entry to the building. We are limiting attendance at closing to signers only. We are also sending COVID health question emails to clients prior to closing. We are encouraging the use of remote online notarization and mobile notary, but are signing clients who are unable to choose that route.

- The home needs to be ready exactly as it should be photographed as our photographers will touch *nothing,* including blinds and light switches, in occupied homes. In vacant homes photographers will only touch blinds and light switches.
 

- No one is allowed in the home with the photographer. Homeowners and agents must wait outside so we can be safely distanced.
 

- Please reschedule if the homeowners have been feeling unwell or have been exposed to COVID-19. We can schedule for 14 days after everyone in the home is well. Likewise, if the agent is unwell, we will ask that they do not accompany the photographer to the session.
 

- Animals at the property should be outside with the owners, kenneled, in the garage, or taken on a walk.
 

- If our photographers arrive at the shoot and there are sick people, they are to leave and the shoot will be rescheduled with a $45 fee
 

- Photographers will sanitize their hands, cameras, and equipment between each shoot

Yes, we are, as well as adding to the existing closings that are currently on the books.

If open, what new procedures have been implemented?

Each and every time one of our closing rooms has been used, we do a full wipe down on the table and chairs. Additionally, the sinks, door knobs, and counters get wiped down regularly throughout the day. The pens are also cleaned after each use. We also have a supply of hand sanitizer at each of our offices for the clients to use as they finish. We also have posted signage per the CDC reg's.
